Sprayregen Real Estate Advisors is collaborative with our clients, including discussing our remuneration.
Our fee structures revolve around three distinct payment options.
Tenant Advocacy:
First, we offer the industry “standard form of compensation”, a
Brokerage Fee, with any payment contingent upon a transaction having been consummated. The landlord pays our fee as a transaction cost to
the Landlord.
Second, we offer a
Consultancy Agreement, in which our client pays a predetermined hourly rate assigned to each employee. This is similar to billing practices in other professionals. Alternatively, a “flat, agreed-upon amount” may be mutually determined. Payments are made as the assignment progresses.
Third, the
Consultant/Brokerage Fee is a combination of the prior two formats. The Client pays a Consultancy Fee. Concurrently, we negotiate a market Brokerage Fee with the Landlord. Proceeds from the Brokerage Fee are utilized to reimburse Client payments previously paid SA. Additionally, we provide the Client with a meaningful rebate from the brokerage fee paid SA.
Asset Management:
As an
Asset Manager, the annual fee is applied as a nominal percentage of the property’s gross revenue stream.
Pro-Bono Assignments:
Inquire about fee structures that
involve Advisory Services for charitable organizations and
charitable contributions in connection with an assignment.
